QUICK ANSWERS

Cape Coral waterfront questions buyers ask first

How do I know if a home works for my boat?

Start with your boat’s length, beam, draft, true air draft and loaded weight. Then verify canal depth, route, every bridge, weirs or locks, dock dimensions and lift capacity at the specific property.

What does “sailboat access” mean?

It usually means no fixed bridge between the property and open water. It does not guarantee deep water, a short route or unrestricted conditions, so each address still needs review.

Is a freshwater canal connected to the river?

No. Cape Coral’s freshwater systems are separated from saltwater by impassable weirs. They are suited to freshwater fishing, kayaks and small craft—not a boat trip to the Caloosahatchee.

What should I inspect beyond the house?

Have qualified specialists evaluate the seawall, dock, lift, marine electrical, elevation, flood risk, insurance, permits and route constraints during the contract’s due-diligence period.

Does FIRPTA mean a foreign buyer pays 15%?

No. FIRPTA is primarily withholding when a foreign person sells U.S. real property. The buyer is generally the withholding agent. A foreign buyer may later face FIRPTA when selling; obtain cross-border tax advice.

Can this guide replace on-water verification?

No. The map and content are planning tools. Bridge clearance, tide, depth, construction and regulations can change. Verify real conditions and official sources before navigating or purchasing.
