This guide uses limited first-party analytics—with your permission—to understand what visitors find useful and improve the waterfront experience.
What the guide measures
When analytics are allowed, the guide assigns a random browser identifier and measures visits, repeat visits on that browser, pages and sections viewed, active time, button and link clicks, calculator use, video plays, referring website, campaign tags, device category, browser and approximate country and state or region.
What the guide does not store
Analytics do not store IP addresses, precise GPS location, the property addresses entered in the boating calculator or the contents of calls, texts, emails and WhatsApp messages. Analytics data is not sold.
Email, chat, contact information and feedback
Name, email, phone, questions, interests, ratings and written feedback are collected only when a visitor voluntarily submits a chat, waterfront-updates or feedback form. Chat questions and contact requests are stored in Steve’s private inquiry dashboard so he can monitor and respond to them. Feedback may be submitted without contact information. If a visitor supplies email or phone information, contact permission is required before Steve follows up. Submitted information is used by Steve Koffman to respond, improve the guide and provide requested real estate or waterfront information. Visitors may ask to unsubscribe or have submitted contact information deleted.
Language translation
Visitors may use the language control at the top of the guide to request an automatic German, Spanish or Portuguese translation. The guide sends its visible public page text to Google Translate in controlled sections so long pages, forms and disclaimers can be translated completely. When a visitor submits a non-English chat, feedback or inquiry message, the message is sent to Google Translate to create an English version for Steve. The original and translated message text are retained together in Steve’s private inquiry dashboard so the wording can be reviewed in context. Automated translations may contain errors.
Retention and accuracy
Anonymous analytics events are retained for up to 24 months. Browser identifiers can be cleared or blocked and do not identify a person across different browsers or devices. Geographic information is approximate and may be affected by mobile networks, corporate networks or VPNs.
